Castle Pines home remodeling starts with a question most people outside Douglas County never think to ask: is the house in the City of Castle Pines, or in The Village at Castle Pines? The names overlap, the two sit side by side, and they answer to different governments. This page covers that split, the city's contractor licensing rule, the neighborhoods on each side of I-25 and what remodels in each tend to involve. For soils, radon and HOA basics across the county, see our Douglas County remodeling guide.
The City of Castle Pines and The Village Are Two Different Places
The city is young. Voters approved the City of Castle Pines North in 2007, it incorporated in 2008, and residents renamed it the City of Castle Pines in 2010. The Village at Castle Pines, south of the city, was never part of it. The Village is an unincorporated, gated community founded in 1981 around two golf facilities, Castle Pines Golf Club (a Jack Nicklaus design that hosted The International on the PGA Tour from 1986 through 2006) and the Country Club at Castle Pines.
| Question | City of Castle Pines | The Village at Castle Pines |
|---|---|---|
| Government | Incorporated city | Unincorporated Douglas County |
| Building permits | City Building Department | Douglas County Building Division |
| Community governance | City government plus individual HOAs | Castle Pines Homes Association |
| Water and wastewater | Parker Water and Sanitation District | Castle Pines Metropolitan District |
Many Village homes carry Castle Rock mailing addresses, which adds a third name to the confusion. Our Castle Rock remodeling page explains how that town handles permits inside its own limits.
Contractor Licensing Comes Before the Permit in the City
The City of Castle Pines Building Department issues permits, reviews plans and inspects work inside city limits, and it won't issue a permit for work by an unregistered contractor. Every contractor on the job has to be licensed with the city first, which means providing proof of competency and insurance. On a remodel, that's not just the general contractor. The electrician, plumber and mechanical contractor matter too.
Remodeling Homes Across Castle Pines' Neighborhoods
Castle Pines splits cleanly at I-25, and the two halves come from different decades.
- Castle Pines North, west of I-25 along Castle Pines Parkway and Monarch Boulevard: the original city, with homes from the 1980s through the 2000s, treed streets and many lots backing to open space.
- The Canyons, east of I-25: the city's largest master-planned growth area, with new construction and varied housing types.
- Castle Valley, formerly known as Lagae Ranch: a planned development of roughly 250 acres mixing single-family and multi-family homes.
- The Village at Castle Pines: gated, unincorporated, with large homes set around the two golf courses.
West of I-25, the typical project is a house that has never had a full update: a closed 1990s kitchen, a dated primary bath and a lower level that was finished once and poorly. Those homes often justify a phased whole-home renovation in Castle Pines, sequenced so the messy work happens once. In The Canyons, owners of newer homes tend to ask for basements and personalized interiors. In The Village, the houses are already large, so the work is usually a quality and function upgrade: a Castle Pines kitchen remodeling project built around professional appliances, or a primary suite rebuilt to a higher standard.
Remodeling Inside the Village Gates
Castle Pines sits at about 6,559 feet, a few hundred feet above Castle Rock's downtown. Highlands Ranch, just north, works under a different association entirely; our Highlands Ranch remodeling page covers its review rules.
