Parker home remodeling deals with a town that barely existed a generation ago. Parker incorporated in 1981 with a few hundred residents and has since grown into one of Douglas County's largest communities, so most of its houses date from the 1980s onward, clustered around a Mainstreet core that is much older. This page covers who permits a remodel at a Parker address (often not the town), the neighborhoods and what their houses tend to need, and why homes near Cherry Creek deserve a floodplain check. Countywide soils and HOA guidance is on our Douglas County remodeling guide.
A Parker Address Doesn't Mean a Town of Parker Permit
Inside incorporated Parker, the Town's Building Division handles permits and inspections, with applications submitted online through eTRAKiT. Some of the best-known communities with Parker mailing addresses sit outside town limits, though. Stonegate, to the west, and The Pinery, to the south, are both unincorporated census-designated places, as is Dove Valley to the northwest. Remodels there go to the Douglas County Building Division.
If your home is in Stroh Ranch, Clarke Farms, Idyllwilde or another neighborhood inside town limits
Then the Town of Parker Building Division reviews the plans.
If your home is in Stonegate or The Pinery
Then Douglas County issues the permit, and your HOA or metro district may have its own review.
If you're not sure
Then check the parcel in Douglas County's property records before an architect draws a line.
Getting this wrong costs more than a resubmittal. Town and county can differ on code editions, local amendments and submittal requirements, so drawings prepared for one office may need rework for the other.
Stonegate and The Pinery Run on Their Own Districts and Committees
Unincorporated doesn't mean unregulated. Stonegate is served by the Stonegate Village Metropolitan District, which provides water and wastewater service and maintains the community's open space and recreation facilities. The Pinery has its own Pinery Water and Wastewater District, and The Pinery Homeowners' Association runs an Architectural Review Committee. Inside town limits, water and sewer come from the Parker Water and Sanitation District, a separate district, not a town department.
Remodeling Homes Across Parker's Neighborhoods
Parker's history starts on what is now Mainstreet: a stagecoach stop once known as the Twenty Mile House, renamed Parker in 1882 when the railroad arrived. The older homes near Mainstreet are a small share of the housing, and they're the ones most likely to predate 1978 and need lead-safe practices. Today Mainstreet is also home to the PACE Center, and the town has been extending the district's walkable character east.
The rest of Parker is master-planned subdivision built over roughly four decades:
- Stonegate (unincorporated), where development began in the mid-1980s, among the area's earliest planned communities
- The Pinery (unincorporated), hilly and wooded, south of town
- Stroh Ranch and Clarke Farms, established family neighborhoods
- Canterberry Crossing, built around a golf course
- Idyllwilde, on a hilltop with Craftsman-influenced architecture and long views
- Bradbury Ranch, with classic Parker two-story homes
Age sorts the work. In Stonegate and the older Pinery homes, original kitchens and baths are often on their first or second update, and the scope tends to run toward a full Parker kitchen remodel with layout changes. In the 2000s neighborhoods, a large unfinished lower level is the most common opportunity, and finishing a basement in Parker usually begins with a hard look at where the mechanical room, sump pit and future egress windows sit.
East of Parker, subdivisions give way to acreage on wells and septic systems, a different remodel entirely, covered on our Franktown remodeling page.
Homes Near Cherry Creek Need a Floodplain Check
Cherry Creek runs north through Parker toward Denver, with the Cherry Creek Trail beside it. Most Parker remodels never touch floodplain rules. For homes near the creek or its tributaries, it's worth five minutes with the FEMA flood map before the scope is set.
