Larkspur home remodeling covers a very small town and a much larger area that shares its name. The Town of Larkspur, in southern Douglas County about 11 miles south of Castle Rock along I-25, had 206 residents at the 2020 census. Most homes with a Larkspur mailing address sit outside town limits, in Perry Park or on rural acreage. This page is shorter than our others because Larkspur is small, and we'd rather give you the few things that genuinely differ here than pad it. It covers who permits a remodel, how the water source shapes the scope, and what the altitude means for appliances. Countywide guidance on soils and radon is on our Douglas County remodeling guide.
Town Limits, Perry Park and the County Line
The Town of Larkspur's building department processes permits for work inside town limits only, with permit review and inspections provided by SAFEbuilt under contract. Perry Park, west of town, is a separate unincorporated community that uses the Larkspur post office, so remodels there go to the Douglas County Building Division. The same is true for rural parcels outside town.
Remodeling Homes Across Larkspur and Perry Park
There isn't a long list of subdivisions to name here, and we won't invent one. The area breaks into three settings:
- The town itself, with I-25 along its eastern edge and the Joint Line railroad running through, crossed by a large Santa Fe bridge at the south end of town
- Perry Park, the unincorporated community west of town
- Rural acreage around both, much of it on private wells and septic systems
Each summer the Colorado Renaissance Festival runs on weekends in the hills just west of town, so plan material deliveries around festival weekends in June, July and August.
Your Water Source Shapes the Remodel
The town runs its own water and wastewater systems, drawing drinking water from groundwater wells in the Denver Basin aquifer system. Perry Park is generally served by the Perry Park Water and Sanitation District, and larger rural properties typically rely on private wells and septic.
If your home is on town water and sewer
Then coordinate any shutoff or service change with the town's public works department before plumbing work is scheduled.
If you're in Perry Park
Then confirm whether the Perry Park Water and Sanitation District serves your lot, and contact the district for any service work.
If your home is on a septic system and the remodel adds a bedroom
Then Douglas County requires an approval letter from the Douglas County Health Department, including for bedrooms added in a basement.
That last row catches people. A Larkspur basement finishing project that adds a bedroom on a septic system involves the Health Department before it involves a framer, because the system was sized for a specific bedroom count. A bathroom remodeling in Larkspur project that only replaces fixtures usually doesn't change that math.
Higher Altitude Than Most Douglas County Towns
The town sits around 6,880 feet, roughly 650 feet higher than downtown Castle Rock. That matters most for gas appliances: confirm the manufacturer's high-altitude requirements for a range, cooktop, water heater or fireplace before ordering, since some models need conversion or derating at this height. For the town to the north, see our Castle Rock remodeling page; for the Palmer Divide communities to the south, see our Monument remodeling page.
